As part of its commitment to resource efficiency, the company continually implements energy efficiency measures and optimizations. Only fossil-free electricity is procured under new contracts, and collaboration with tenants through green leases creates strong opportunities to reduce the total environmental impact of our properties as well as the energy use and climate impact of tenant operations. To ensure quality, the company continuously certifies both existing properties and new constructions according to BREEAM In-Use and BREEAM-SE, aiming for a minimum rating of “Very Good”. In some cases, the NOLL CO2 certification is also applied.

The company maps its direct and indirect carbon emissions annually, aiming to account for all emissions throughout the value chain, not just those directly linked to property management. Like other real estate companies, the largest emissions occur during new construction and renovation/expansion of buildings.

Our long-term goal is to reduce emissions in order to reach net-zero emissions by 2040.

To make well-informed decisions regarding the property portfolio, a thorough understanding is needed of how climate change affects and will continue to affect properties.

To make well-informed decisions regarding the property portfolio, a thorough understanding is needed of how climate change affects and will continue to affect properties. In 2022, a climate risk analysis based on the Task Force on Climate-related Financial Disclosures (TCFD) framework was conducted, and the entire portfolio is continuously assessed. This initial step aimed to compile both physical and transitional risks for the Swedish portfolio. With support from SMHI, the company identified the primary climate risks affecting its properties and how the company impacts the climate.
In 2023, a strategy and plan were initiated for properties most at risk, including pilot projects and input from external experts. In 2024, all properties classified as high physical risk were surveyed, and action plans are under development.

Properties are expected to be affected by increased precipitation and, to a certain extent, rising temperatures, which may influence energy consumption. Evaluating the property portfolio through a climate risk lens is an ongoing task and a prerequisite for making smart future investments.

These surveys include assessments of stress, workload, and workplace satisfaction.

We support local entrepreneurship with the aim of delivering attractive and suitable premises, and we place high demands on functionality and environment. A close dialogue with tenants is essential as it fosters a good understanding of their needs and expectations. As part of our community engagement, we work to create employment opportunities for individuals far from the labor market. This is done in collaboration with Arena för Utveckling (AFU), a partner systematically supporting individuals into employment and stable lifestyles. The company also provides internships and practical training for those in need.

Operational excellence means, among other things, aiming for a vehicle fleet independent of fossil fuels and making climate-smart choices for business travel. The team maintain close dialogue with suppliers and ensure that all major suppliers sign our code of conduct. The company actively works to minimize all forms of corruption, bribery, and misconduct, both internally and across the value chain, by maintaining robust processes and routines. An external whistleblower function is available, allowing for confidential reporting of criminal activity, irregularities, violations, and other actions that breach national or EU legislation.

    Scope 3 emissions are reported on an annual basis. The company applies the Swedish National Board of Housing, Building and Planning’s (Boverket) standard for climate declarations. Stendörren also includes building elements 7 and 8 in the reported emissions intensity. Calculations and methodology follow the Greenhouse Gas Protocol.

    Scope 3 has been reported since 2022 when Stendörren expanded its reporting.
